PaymentsThese Terms and
Conditions apply to all bookings unless otherwise stated.

BOOKINGSUpon receipt of a
booking request, we will send out confirmation of dates
required, and any special requirements that may have been
requested, along with any additional costs. This is usually
within 5 working days.
PAYMENTS
A deposit of £150 (UK) or $300 (US), is required within 7
days to confirm your booking. This deposit will be used as
your Security Deposit. Bookings are only confirmed upon
deposit being received and cleared by the banks. All payments
should be paid into our bank, either in America or the United
Kingdom (unless other special arrangements are made). If this
is not possible, you can pay through PayPal.
PayPal accepts payment by credit card, or bank draft, at no
charge to you! We charge no extra or hidden fees to provide you
with the convenience of electronic payment. You need not be a
member of the PayPal network to take advantage of this secure
and convenient service.
The remainder of monies is required 6 weeks prior to the
arrival date, or before. Upon receipt of final payment and
clearance, we will send you all the relevant information. This
includes directions to the Villa in Lindfields and
how to access the key. For stays of 5 nights or less, a
cleaning charge of $70 will be added to the total. Special
offers must be paid for, in full at the time of booking (see
special offers below).

SPECIAL OFFERS AND
DISCOUNTSThere may be times that we will have
special offers on our website. This will be to fill un-booked
weeks, or to fill a cancellation. We will require full payment
for special offers at the time of booking, to cover the rental
and taxes in advance, and to confirm the discounted rates.
Rentals for 15 nights or more earn a 10% discount off the
weekly rate. Rentals for 30 nights or more earn a 15% discount
off the weekly rate.
We are registered with the Osceola Country Hotels Commission.
This is to ensure that our home is both safe and in a good
order for our rental guests to enjoy.

SECURITY
DEPOSITWe charge a security deposit of £60 or
$120. If in the unlikely event that damage or theft has taken
place to the property an appropriate amount will be deducted.
The management company reserve the right to retain, either in
part or full, an amount needed to correct any damage, or
non-return of keys. We will provide receipts for any
repairs/replacements needed. In the unlikely event that such
damage is not covered by your security deposit, we reserve the
right to pursue our guests for all monies required to make any
replacements or repairs needed to our vacation home.

SWIMMING POOLAll
children must be supervised at all times especially when
using the swimming pool, diving is not permitted into any part
of the swimming pool, glassware should not be taken into the
swimming pool or into the swimming pool area, plastic items are
provided for use in the swimming pool area.

DURATION OF HOLIDAYThe
duration of your booking is the number of nights as stated on
our confirmation. The home cannot be entered before 4.00 pm on
arrival date stated (check-in), and must be cleared before, or
at the latest, 10.00 am on departure date (check-out) stated on
the contract.

OTHER CONDITIONSThe
owners cannot accept, be responsible for or be liable in
respect of loss, damage or changes caused by FORCE MAJEURE
(e.g. Strikes, floods, airport closure, adverse weather
conditions, war, riots, terrorist activity, fire natural or
nuclear disasters).
No smoking or pets are permitted inside the home.

CANCELLATIONSIn the event
that you need to cancel the booking with MyLindfieldsVilla.com,
the deposit is refundable, subject to the following: If you
cancel the booking up to 12 weeks prior to the arrival date,
then we will refund your deposit, less 10% of the total booking
value for administrative charges etc. If you cancel after the
12 week prior date then, regrettably, we will retain the whole
of your deposit, to offset the discount that we will have to
apply in order to obtain a re-booking to the home.
Guests who fail to pay their final rental by the due date (6
weeks prior to arrival date) may lose their booking, and their
deposits. mylindfieldsvilla.com sends out reminders to
all guests for the final payment approximately 1 week prior to
the due date. If we do not receive the payment, we will
endeavour to contact you, however, if we receive no
communication or payment, we will cancel the booking and retain
the full deposit. If you have a problem, please call us, as we
may be able to help you.
If guests have to cancel the booking, after final payment has
been made, then unfortunately the total rental charge will be
forfeited, unless another booking can be taken in place to fill
the slot. If this is the case, a maximum of 75% will be
refunded. This will depend upon the rates obtained for the new
booking. The security deposit will be refunded in full.
We recommend that all guests take out holiday injury and
cancellation cover with a reputable insurance company.

accept no liability for personal loss or injury to guests
whilst at the vacation home. All guests should ensure that they
have adequate holiday insurance cover. We recommend that
children be supervised at all times in, or around, the home and
pool.

ACCEPTANCE OF THESE TERM AND
CONDITIONS
When booking your rental a booking form will be sent to you,
normally by e-mail as a Microsoft Word document form, which can
be filled in using Word and sent back by e-mail. Alternatively
the form can be sent to you by mail. This form confirms that
the "rental guest" agrees to be bound by the
mylindfieldsvilla.com Terms & Conditions of
Trading.
All guests undertake to behave with propriety and in such
manner as in no way to cause, or be likely to cause, damage,
distress, danger or annoyance to other guests, property and/or
any third party. The contract of any guest in breach of this
clause will be terminated and neither we, nor the providers of
the services in question, will have any further contractual
obligations to you.
